A mile above sea level, an asphalt roof rarely reaches the age printed on its warranty. The sun is stronger, the freeze-thaw swings are harder on fasteners and sealant, and a covering rated for thirty years at sea level often reaches the end of its useful life here years earlier. Knowing what a complete replacement quote includes is how you compare two bids that look nothing alike.
When replacement is the right call
The reliable signals are age and surface condition together. Granules collecting in gutters and downspouts mean the shingle’s protective layer is leaving; curled or cupped edges mean the asphalt underneath has dried out; and a south-facing slope that looks a decade older than the north-facing one is the Front Range signature — the sun did that, and it does not reverse.
